  • Conducted acquisition due diligence for a $25M, 3-building office condo conversion portfolio with entitled development, in metro Washington, DC. Owners completed due diligence, secured financing and closed in 90 days.

 

  • Provided asset management services for a Class B, GSA office building being repositioned as Class A under new ownership. Competitively bid leasing and property management services.  Identified key objectives to maximize return with a long-term ownership interest and recommended related resources.

 

  • Represented lender through foreclosure, repositioning and disposition of an apartment building in Baltimore, Maryland.

 

  • Owned, renovated and entitled 80 acres adjacent to the HITS showgrounds in Ocala, Florida.  Project encompassed a main house, a guest house, a show barn, a yearling barn and a stallion barn.

 

  • Assisted European investment fund with acquisition of 11 shopping centers in the mid-Atlantic region in 60 days.

 

  • Assisted Asian investor with acquisition of a $60MM +/- class A Washington, DC office building.

 

  • Conducted due diligence for acquisition of six shopping centers in Puerto Rico.

 

  • Underwrote and site inspected same six shopping centers in Puerto Rico for conduit lender, with consent of borrower.

 

  • Identified investment criteria and underwriting parameters for a portfolio of 30 office buildings eligible for re-development and up-zoning over a ten year period.

 

  • Recommended terms for European/American partnership to effect a buyout of equity interest in two apartment buildings in Tampa and Orlando, Florida.

 

  • Provided development, leasing, asset management and property management support for two mixed-use urban properties containing office, retail, multifamily and hotel components.  Identified strategic issues, then recommended and implemented solutions.

 

  • Prepared portfolio of 20 office buildings for disposition within 60 days – including completion of lease abstracts, ten year cash flow projections and other related due diligence materials.

 

  • Completed acquisition due diligence for student housing in South Carolina.

 

  • Assisted judicial receiver with review and valuation of golf course-related real estate in Pinehurst, North Carolina seized in connection with a multi-million dollar fraud case.

 

  • Provided workout services and asset management, including oversight of leasing, property management and construction, for REO portfolio of office and retail located in the southeastern region of the United States for large, national bank. Prepared portfolio for disposition and negotiated related terms.

 

  • Completed portfolio-wide lease analysis for largest outlet shopping center REIT.

 

  • Facilitated disposition of three building portfolio in Washington, DC by providing analytical support between owner and counsel.

 

  • Completed due diligence, including detailed operating expense analysis,  for acquisition of three office buildings housing secure government defense contract tenants.

 

  • Prepared lease abstracts and revenue analysis for acquisition of two large neighborhood shopping centers in Raleigh, North Carolina.

 

  • Prepared 10 year cash flow projection and four year hold period analysis for suburban Maryland portfolio acquisition bid.

 

  • Provided interim executive management to a national commercial real estate company completing a merger, with oversight of staff for two area offices and a 15 building portfolio.

 

  • Provided asset management services for 80,000 s.f. owner-occupied building located along I-270 corridor.

 

  • Converted data base from old Wang-based VEDA Information Management System to Access (Microsoft-based software).  Conversion involved over 800 commercial leases.

 

  • Analyzed, interpreted and executed multiple commercial lease clauses involving base rent, CPI, operating expense, common area maintenance, real estate tax and percentage pass-through clauses.

 

  • Preparation of calendar/lease year end operating expense and common area maintenance expense spreadsheets.
